Facility Management
Did you know that humans spend 90% of their time inside buildings? These buildings should be safe, comfortable and sustainable at all times, and that is why at Kene Onuora Consulting, we take facilities management seriously.
Facilities management refers to the tools and services that ensure the safety, functionality, and sustainability of buildings and real estate. It includes operations management, lease and occupancy management, energy management, and emergency management. Our ambition at Kene Onuora Consulting is to make buildings better for the people who live or work in them.
We do so by combining our mastery of facility management with relevant technology and a stellar attitude from our people on ground and in our support centres. This provides a personal approach to facilities management and building maintenance services. For us, technology is critical in managing your facilities and real estate portfolio. This is why we use data-driven insights to optimise the use of your facility and manage changes.
In many cases, the responsibility for the upkeep and administration of a property is left to the residents who, understandably, may have little experience in property management. A competent facility manager can take care of these responsibilities, whilst ensuring professionalism and integrity. Kene Onuora Consulting offers a complete facility management service, which takes care of the day-to-day management of your property irrespective of size and location. We ensure efficient and cost-effective operation, maintenance and upkeep of a built-up workplace or living space, ensuring that maximum function is achieved.
Our Facility Management Process
While clients retain the overall control of expenditure and policy, we ensure the provision and management of their non-core business.
Kene Onuora Consulting offers a unique facility management service that is highly responsive to client requirements. From the outset, we design our service in collaboration with all stakeholders – from the client to individual building users and even other third parties. We do this because by putting the end outcomes at the start of our thought processes, we can align our operations to fit your expectations. On site, our facilities managers and operatives are trained to deal proactively as your operational needs change.
Our goal is to establish and maintain an environment that effectively supports the goals and objectives of the organisation.
Rent Collection & Arrears Control
Rent is paid to us every month or year by the tenant. We then subtract our fees, along with any costs on the property, and pay the balance directly into your account. You will be emailed a statement every month detailing income and expenditure. Due to our strict vetting process in getting the right tenant, we are able to minimise problems from the start, and consequently do not have many rental arrears.
However, in the event that arrears start to accumulate, we have a protocol in place to recover them. Initially this involves phone calls, followed by letters, and home visits if required. We are very successful in minimising arrears, however, if payment issues remain unresolved, we can advise on further steps such as the appointment of solicitors, possession by court proceedings etc.
